20 Questions To Ask Before Purchasing Land

For you to be in the place, ready to buy your first piece of land is an accomplishment in itself. Be proud of yourself! Now it’s time to center in and ask yourself the right kinds of questions when it comes to buying land. Each piece of land offers something different, whether it’s for commercial use, hunting, farming or to build your dream home.

The land has the potential to be much more valuable than you initially realize - or more of a headache than you’d expect. This is why it’s crucial to ask the right questions to your Realtor before you submit your offer.

Below read 20 educated questions to ask before purchasing your first piece of land.

General Questions

  1. Was the land surveyed recently and are the boundary lines marked? (If so, obtain a copy of the survey)

  2. What is access to the property like? Easements, seasonal roads, etc.

  3. Are there any utilities available on the property? This includes electric, water/sewer and septic utilities.

  4. What is access to the property like? Easements, seasonal roads, etc.

  5. Have there been any disputes over property lines with neighbors?

  6. Does the property include any water features such as lake access or a pond or creek?

  7. Are there any areas that flood when it rains or are more wet than usual?

  8. Are there any areas that must be left open – such as fire roads, utility company easements, public trails, etc.?

  9. Are there any known environmental issues with the property, or environmental restrictions?

    Legal

    10. What is the current zoning for the property? Can we get a zoning variance if needed?

    11. Is the property subject to any restrictions, such as a Homeowners Association or deed restrictions?

    12. Are you aware of any development plans for adjoining properties, or that would affect use of the property (ex: building an airport or factory nearby).

    13. Are there any current lease obligations on the property - such as building rentals on the land, farmland rental, hunting leases, etc.

    Sale Conditions

    14. Why is the owner selling the property?

    15. Are there any clouds on the property?

    16. How flexible is the seller on the price?

    17. What are the current property taxes?

    18. How soon does the seller want to close on the property?

    19. Is there anything not included with the property that the seller will be taking with them?

    20. Are there any mineral, timber, wind, gas or mining rights included in the purchase?
